Understanding the Cost of a Home Addition in Colorado Springs

Adding onto your home is a major investment, and understanding what to expect from the beginning is key to a successful project.

At Giudice Builds, we approach home additions as a collaborative process. There are many variables to start with a fixed number, we work with you to build a realistic budget based on your goals, your home, and the unique conditions of your property. Because additions involve tying into existing structures, utilities, and systems, variables like site conditions, zoning, and structural requirements can all influence cost.

By guiding the process from early planning through construction, we provide cost clarity rooted in real-world experience—not assumptions. This page outlines typical home addition costs in Colorado Springs, the factors that impact pricing, and what to expect as your project moves forward.

How Much Does It Cost To Build An ADU In Colorado Springs?

Home additions in Colorado Springs represent a significant investment, especially when they’re designed to integrate seamlessly with an existing home.

We find most home additions will fall in the range of $350–$650+ per square foot, depending on size, complexity, and finish level. Smaller additions tend to land on the higher end of the range, while larger additions benefit from economies of scale.
A majority of the cost goes toward constructing the addition itself: foundation, structure, exterior, interior finishes, and systems. The remaining portion is influenced by planning, permitting, and the unique conditions of your property.

At Giudice Builds, we don’t just build spaces. we design and build spaces uniquely suited to you.

Design build starts with
pre-construction

Additions come in various forms, and is not always as easy as a price per square foot. By offering homeowners a design build experience we go through Pre-Construction to dial what to expect. Based on needs, we spend about 2-3 months outlining your project working along side you every step of the way to ensure we are aligned. You can expect Pre-Construction to be roughly $15,000 to $25,000. This accounts for roughly 5-10% of the expected budget

Pre-construction Retainer: $5,000

Every home addition starts with a Pre-Construction retainer. This allows us to lead the design-build process, assemble the right team, and evaluate your home, property, and goals before any irreversible decisions are made.
This phase focuses on reducing unknowns, defining scope, and building a realistic budget based on real site conditions—not assumptions.

Architectural Design: $2,000-$5,000+

Architectural design is coordinated as part of the pre-construction process. Depending on the project, this may involve minor layout modifications or fully custom plans to integrate the addition with your existing home.
Design scope and cost vary based on complexity, structural changes, and overall project goals.

Structural Engineering:$1000–$2,000+

Structural engineering is required for most home additions and is coordinated during pre-construction. Engineering accounts for how the new addition connects to the existing structure and ensures the design meets current building codes.
Costs vary based on foundation type, load paths, and overall structural complexity.

Soils Testing & Geotechnical Review: $1,750

Soils testing is required for home additions to confirm bearing capacity and ensure the foundation is designed correctly for site conditions. This report informs structural engineering and helps prevent costly foundation changes later.

An open hole inspection is also required prior to concrete placement to verify soil conditions in the field and confirm compliance with the engineered foundation design.

Duct Design & Insulation:$1,650

Duct design and insulation are important for home additions because they help determine the size of the HVAC system and how the new space will stay comfortable. We review airflow, equipment capacity, and insulation levels to make sure the addition holds temperature and works with your existing home. Planning this early helps the system run efficiently and avoids costly changes during construction.

Interior Design & Finish Selections: $ Varies

Every home addition requires finish selections like cabinetry, flooring, tile, fixtures, and paint. These choices affect pricing, scheduling, and construction, so they need to be finalized during pre-construction. You can work with your own designer or have our team help coordinate selections to keep the project on budget and avoid delays or change orders.

Permits &
City Fees:
$750–$1,500

Home additions require permits and plan review through the local jurisdiction. These fees vary based on the size and scope of the addition but typically fall within this range for most residential projects.
Permit costs are accounted for during pre-construction so there are no surprises once drawings are submitted and construction begins.

Hillside overlay: $3,000*

Homes located within a Hillside Overlay may be subject to additional design, engineering, and construction requirements. These can include slope analysis, grading limitations, erosion control measures, drainage planning, and enhanced structural or foundation design.
When applicable, hillside requirements are identified during pre-construction so they can be properly accounted for in the project scope and budget.

Site Survey:
$1500-$3000*

Some home additions require a site survey to confirm property lines, setbacks, elevations, and existing conditions. This information is often needed to support design, permitting, or hillside overlay requirements.
When required, the need for a survey is identified during pre-construction so it can be coordinated early and factored into the overall project budget.

Why transparancy pricing?

We believe homeowners deserve transparent pricing and clear expectations. That’s why every project begins with pre-construction, so costs are based on real conditions, not assumptions, and change orders can be minimized wherever possible.

As a general planning reference, most professionally built home additions in Colorado Springs fall in the range of $350–$650+ per square foot, depending on size, complexity, and finish level. This range is not a quote, but a starting point to help homeowners understand the level of investment involved. Smaller or more complex additions often land on the higher end of the range, while larger additions may benefit from efficiencies of scale.

During pre-construction, we refine this broad guidance into a realistic project budget by evaluating your home, site conditions, utilities, design requirements, and permitting needs. From the start, budget is part of the conversation so your addition is designed around what you’re comfortable investing, not redesigned later to chase a number.

Things to Consider when

Below are the most typical loan options we see homeowners using for their home addition projects.

Adding a Bathroom

Bathrooms are one of the more cost-intensive spaces to add. They require plumbing, ventilation, waterproofing, electrical work, and multiple inspections.

Cost is influenced by the number of fixtures, proximity to existing plumbing, and finish selections such as tile, vanities, and fixtures. Because bathrooms involve several trades and strict code requirements, they typically add more complexity than standard living spaces.

Kitchen or Kitchen Expansion

Kitchens are one of the largest cost drivers in a home addition due to the number of systems involved. They require cabinetry, countertops, appliances, plumbing, electrical, and ventilation.
Cost is influenced by layout complexity, appliance selection, cabinetry style, and finish level. Structural changes, such as opening walls or reworking layouts, can also increase overall investment.

Primary Suite Additions

Primary suite additions typically cost more than standard bedrooms because they often include a bathroom, walk-in closet, and higher-end finishes.

Cost is influenced by the size of the space, bathroom layout, closet build-out, and finish selections. Because multiple rooms and systems are involved, primary suites add both scope and complexity to the project.

Second-Story Additions

Second-story additions introduce different structural and planning considerations compared to ground-level additions. These projects often require additional engineering, structural analysis, and careful coordination to tie new space into the existing home.

Cost is influenced by how the existing structure supports the added load, access during construction, and how the new space integrates with the roof and interior layout. Depending on site conditions and scope, costs may be comparable to or higher than ground-level additions.

Utility Tie-Ins & System Upgrades

Home additions can require system upgrades depending on existing capacity such as:

-Upgrading electrical Panel
-Replacing an undersized HVAC system or adding additional heating/cooling
- Resize a septic system

These items are evaluated during pre-construction so potential upgrades can be planned and budgeted early.

Level of Finish

Finish selections such as cabinetry, flooring, tile, fixtures, windows, and trim have a direct impact on overall cost.

Larger openings, custom window sizes, higher-performance glass, and upgraded materials increase investment, while simpler selections help control budget.

Finish level is coordinated early so selections align with your overall project goals.

Complexity of the Tie-In

How the new addition connects to your existing home can impact both cost and construction effort.
Rooflines, foundations, floor elevations, and interior transitions all influence complexity. Simpler tie-ins are typically more efficient, while complex connections require additional coordination and labor.

Size of the Addition

The overall size of the addition plays a key role in total cost and cost per square foot.
Smaller additions often carry higher costs per square foot due to fixed expenses, while larger additions may benefit from efficiencies as scope increases.

How We Use This During Pre-Construction

During pre-construction, we walk through these factors with you early and translate them into real numbers. By identifying cost drivers upfront, before drawings are finalized, we align design decisions with your budget, reduce surprises, and create a clear path to construction.
